The Spotlight Shifts to the Flatirons

In January 2027, the global cinematic spotlight will shift to Boulder with the arrival of the Sundance Film Festival. After evaluating over 100 potential locations, the world-famous cultural event has chosen our city for its next decade of growth, citing Boulder’s unique “open-mindedness” and “natural spaces that promote free thinking.”

“As a longtime advocate for the Dairy Arts Center, an advisory board member at the CU College of Music, and a regular speaker at international film talkbacks, I see the Sundance era as the natural evolution of our city’s creative soul.” — Firuzeh Saidi

The Strategic Shift: Why Boulder?

The Sundance Institute’s selection was no accident. Boulder is a cultural destination representing the convergence of the arts, technology, entrepreneurship and an enduring independent yet inclusive spirit. Here, the grit of outdoor adventure meets the sophistication of a global tech hub. This is not a one-time, pop-up event. It is a decade-long residency and commitment that will permanently elevate Boulder’s status as a global destination.

Infrastructure Excellence: With the 2025 opening of the Limelight Boulder and the expansion of the St Julien Hotel & Spa, Boulder is scaling its luxury hospitality to meet international demand.

Cultural Synergy: The festival will find its heart in downtown venues like the Boulder Theater and eTown Hall, while extending its reach to the Dairy Arts Center, the CU Boulder campus, and Chautauqua Auditorium.

Ethos & Values: Boulder’s reputation as a progressive community that embraces equity and inclusion is deeply aligned with the Sundance Institute’s mission.

"Boulder is an art town, tech town, mountain town, and college town. We can’t imagine a better fit." — Amanda Kelso, Acting CEO, Sundance Institute

The "Sundance Effect": A Luxury Real Estate Perspective

The relocation of the Sundance Film Festival is projected to generate over $130 million in annual economic activity. For the discerning homeowner and investor, this translates to a once-in-a-generation market shift.

Accelerated Appreciation: Historically, in major event host cities, global visibility drives significant demand for primary and secondary residences.

Demand for Short-Term Rentals: High-net-worth attendees — including filmmakers, producers, and celebrities — will seek out upscale accommodations near the festival core.

Improved Cultural Infrastructure: The Sundance Institute’s 10-year commitment has already sparked development from high-end boutique hotels to venue revitalizations.

Target Neighborhoods: Park City’s role as Sundance’s host city has shown that a halo effect of interest and increased property values can be expected in key corridors, especially those in pedestrian proximity to festival hubs like the Boulder Theater and Macky Auditorium.

A few Boulder neighborhoods poised for maximum visibility include:

A Year-Round Cultural Calendar

Sundance joins Boulder’s thriving year-round arts, culture and community calendar.

From speaking at talkbacks at the Bodecker Theater at the Dairy Arts Center to attending the Colorado Music Festival and concerts at the College of Music’s Macky Auditorium, I am proud to connect Boulder residents to a city that celebrates culture and community in every season.

Strategic Investment: Preparing for 2027 and beyond

I have no doubt The Sundance Effect will drive significant property appreciation and a surge in the high-end rental market throughout the Boulder area.

The window to acquire Sundance-ready assets is now, but expert guidance is critical. I am currently leveraging my local expertise to advise clients looking to capitalize on the pre-Sundance market pricing. Why wait for the boom when you can be part of the foundation?

The Opportunity: In Park City, luxury rentals during Sundance often commanded three to five times their standard rates.

Strategic Planning: For homeowners in central Boulder, the potential upside of a single festival window can often cover an entire year’s worth of property taxes or mortgage payments.

Neighborhood Selection: Identifying high-appreciation zones within pedestrian distance of festival venues is key.

Renovation for Yield: Optimizing luxury ADUs and guest suites for the influx of 120,000 global visitors is another impactful opportunity. With Compass Concierge, I help my clients cover the cost of renovations to ensure properties are "festival-ready" without any upfront out-of-pocket expenses.

STR Permitting: Navigating Boulder’s Specific Lodging Licenses for the 11-Day Festival Window. In a landmark move, the Boulder City Council recently approved a new "Festival Lodging" license specifically for Sundance. This is a game-changer for my clients, allowing property owners to rent their homes for up to 29 days per year while eliminating the six-month owner-occupancy requirement.
